Repairs Officer
Full time
Salary circa £45k

PCHA is a small community-based housing association based in and around the London boroughs of Bromley and Bexley. We own and manage approximately 700 homes. This includes homes that we own and those that we manage as part of our partnership with the London Borough of Bromley. Our aim is to make a difference every day and have a positive impact on both the lives of our residents and the communities in which we work. We are committed to working in partnership with our residents to ensure that their tenancies, and our communities, are sustainable and able to thrive. People are very much our business, and our small but passionate team are undoubtedly our greatest resource. We like to work hard but have fun while we do it, so it’s a great place to work.

We are seeking an experienced, organised and proactive Repairs Officer who brings strong customer focus, excellent judgement and a consistent, methodical approach to managing repairs and voids. You will be responsible for the end-to-end management of responsive repairs, ensuring works are raised correctly, progressed efficiently, completed to the required standard, and supported by accurate records in line with PCHA’s data-quality expectations and compliance obligations. You will be equally confident managing the repairs inbox, obtaining quotes and issuing work orders as you are carrying out pre and post-inspections, liaising directly with contractors and residents, and ensuring all activity supports safety, quality and regulatory compliance.

Timely turnaround of repairs and void properties is essential to resident satisfaction and organisational performance. You will play a key role in ensuring homes are safe, compliant and ready to let, supporting delivery of KPIs including right-first-time performance, overdue repairs thresholds, customer satisfaction and void turnaround targets. You will use your judgement to identify complex repairs, potential disrepair, damp and mould concerns, Awaab’s Law risks, and other high-priority issues, escalating promptly and ensuring clear audit trails are maintained.

Working within a small organisation means you will have the opportunity to understand and shape the service end-to-end. You will work closely with colleagues across Property Services, Tenancy Services and Compliance, helping us deliver excellent customer service, strong contractor performance and safe, well-maintained homes. We are a friendly, enthusiastic and resident-focused team who aim to punch above our weight, and we are looking for someone who shares our values, resilience, and commitment to doing things well.

The successful candidate will:

  • Have a positive, approachable manner and be strongly customer-focused.

  • Be an effective relationship-builder with residents, contractors and colleagues.

  • Be self-motivated and demonstrate strong problem-solving skills.

  • Have proven experience managing responsive repairs and voids within a housing or property-management environment.

  • Have experience identifying repairs, specifying works and overseeing contractor delivery.

  • Have a solid understanding of housing-related health and safety compliance, including HHSRS, Decent Homes, fire safety, gas and electrical safety.

  • Have a track record of delivering work to tight deadlines and achieving KPIs.

You will need to work flexibly, have access to a vehicle and hold a full UK driving licence
